…“Get inspected. A pre-sale inspection can help in two ways, says real estate columnist Tom Kelly. Professional inspections can identify problems that could thwart a sale in time to fix them. And if there are no major problems, he said, an inspection can publicize that fact to skittish buyers.

"Having an inspection (report) right on the counter during the open house . . . shows the buyers that the seller's got nothing to hide," said Kelly, author of several real-estate books, including "Cashing in on a Second Home in Mexico."

The cost: Around $400.

It's rather stunning that people will spend hundreds of thousands of dollars on a house but refuse to cough up $400 or so on an inspector who could warn them that they're throwing their money away.

Talk to any group of smart real-estate investors and you'll hear hair-curling stories of properties they fell in love with, only to have inspectors discover the house was about to fall down or needed tens of thousands of dollars in repairs. Be sure to have the home inspection report available for prospective buyers itemizing all of the repairs that have been made and the associated cost for each..”…

…“Misstep When Selling [a] Home In [a] Soft Market: Not Getting a Pre-Sale Inspection: Sellers are strongly advised to consider getting a pre-sale home inspection, especially if their home is older or in need of repairs. This way, they can either use a clean home inspection report as a selling advantage, or take care of the repairs listed on the inspection report. Of course, make the repairs before listing the home, if possible, especially if they involve things that can be messy and unsightly, such as replacing the roof or removing an old fuel oil tank. But if you can't make the repairs, you can use the report to make estimates available to show potential buyers about the cost of repairs.”…

…“Get your home inspected. 'Before I would even call a real-estate agent, I'd have my home inspected,' says attorney Diana Brodman Summers, author of 'How to Buy Your First Home.' Some real-estate agents advise against spending the money (basic inspections range from $200 to $400, according to a 2004 survey from the American Society of Home Inspectors), because the buyers will get one anyway prior to closing. Others recommend it because it gives sellers an early warning on any repairs they might have to make.

But in this market, says Summers, it's better to be proactive. 'I would rather know what the inspector is going to find and be able to fix it -- and pick who will fix it,' she says. This method also allows you to shop around for the best price instead of perhaps paying an inflated price later on.”…

An inspector is impartial. "He'll be able to tell you if the roof needs work, or small electrical things that need to be done, or plumbing things," Kerr says. Once you have identified and fixed the problems, "it makes the house that much more attractive to a would-be buyer."

An inspector might spot flaws that would be obvious to a buyer, but that you no longer notice. A good real estate agent does the same, but an inspector will look deeper.”…
